The gap between 80 seated and 50 seated is the whole lesson on this page. A dance floor takes 300–600 sq ft, a bar 100–200 including the space people stand in, and a head table another 100–200. Add those before you promise a guest count.
Permit required in effectively every jurisdiction. 800 sq ft is double the common 400 sq ft threshold, and at these guest counts you will need a floor plan showing egress. Frame tents are clear-span — no centre pole anywhere in 800 square feet. For weddings, corporate events and anything with a stage or head table, this is the reason to pay more.
Pole tents cover the area more economically and give the classic swept silhouette. The trade-off is real interior poles you have to lay out around.
High peak and gable raise the roofline and read as more upscale — worth it when the tent is the venue rather than shelter over one.
Sectional and expandable options let you add length later rather than buying a second tent.

Sidewalls — at this size they materially change wind behaviour, so anchor for the walled configuration. Dance floors, heaters, cooling, and liners if you sell weddings — liners are the highest-return upgrade after the tent itself.
